It appears that to test XenForo on our own server, I need to purchase it for $140, right? And the demo is only available running off XenForo's servers (for 3 days).

Yes, XenForo costs $140. That is only a one-time payment. Annual renewal fee for updates is $40.

The demo is only available for three days, but you can continue to download it from what I know.

Demos aren't downloaded, they are hosted by XenForo. You can request further demos if the time for one is insufficient.
