XF 2.0 Multiple replacement in one template

I would like to know how to insert multiple replacement/insert in a template using template modification feature. Im talking about simple replacement. Im able to do single replacement but when i try to make another and hit on test to see how things are going the second replacement is not picked up. Any idea how to close the first and move on to the second one.

A template modification only acts on a single search text and a single replacement text (though multiple matches will be replaced accordingly). If you can't generalize your search and replacement with a regular expression, you will need a separate template modification for each one.
