There is some incompatibility with other third party add-ons. As long as you don't use those add-ons it should work fine.

No, this means it is not of the quality we would like. Because of the way it works, it is likely not to be compatible with a large number of add-ons.
As with any of our add-ons, they will receive updates if people are interested in contributing towards them. I would generally expect an add-on that is marked as "unmaintained" to get less contributions, although that is not always the case. As far as I know, this is the only add-on out there that does this so anyone that wants the functionality will have to accept that it is not an add-on of a particularly high standard but it will do the job in most cases.

I'm not using it right now (just testing it in case xenreviews not going forward...), but I think It's a shame because this addon is very powerful.
Maybe @otto you can find some other people interested in solving that problem and "merging the forces" to pay the dev to solving the problem.

As he says - a large number will not work like it should...
And I have finaly removed this add-on from Jon and also other add-ons from him.
So, I'm dont like to pay for this add-on or others from Jon any more. Its the way they communicate with there customers in the last months since changed the account from "Don" to "Jon"...

I vave payed 50$ to make (outgoing from my own hint for alphateical sorting resources) a other add-on. This also dont work correct with all other add-ons from him for the RM. 
Another point, why I dont be willing to do anything with or for add-ons from Jon in the future. I found other developers with better coded add-ons and a better customer communication and pricing model.
So - if you like to use Jons add-ons, feel free to do so. Its your choice, not my.

I have another question I asked two months ago didnt get a response:
I have asked several questions on this addon in the past few months still no responses if its not supported there should be a note saying so?
I just would like to know if I should be even asking if the addon is dead I will move on and remove the addon.

Thanks but thats not what Unmaintained means, it means bugs are not fixed or updated.
Infact reading what you posts say only about bugs not support questions.
Its does not mean that the addon can not be discussed and questions asked about its operation, as once thatoccurs XF will delete the addon and has in many cases when a addon is dead.

I know this is unmaintained, but it'll really help if I can know why this happened (since I'm using it on a live site):
The resource fields which are above the resource description stopped showing up after I added a few new resources inside a resource manager instance I've created. This is happening in all resources inside that instance.
When I edit any resource, I can see the fields are there, but they don't appear on the resource page after I save it; only the description is visible and no other fields. Any idea how to fix this?

how many people are interested in this addon?
I think that if the official RM will not get the multiple instances feature maybe a re-write of this addon could be a solution.
@Jon W In case some people merge forces and found the re-write, do you think that it's possibile to do a re-write of this addon avoiding incompatibility with other addons or is the nature of the multi-instances that bring incompatibility if not developed officially from xenforo ltd itself?

It really depends what features you want to be shared across instances and which you want to be unique. For example, do you want instances to share the same templates, or do you want completely new templates? How about phrases? Route prefixes?
As soon as you have separate templates, for example, any add-on that relies on template modifications, template hooks, etc. will not work with all instances. Similarly, having different route prefixes means that any add-on that links to a resource probably won't work.
The problem with this add-on is it tried to do too much. It would be easy enough to create this add-on from scratch as long as you are clear about what it should be able to do and also what it will not do. There will always have to be compromises though.
For XenForo to add this as a core feature would by far be the best option though.

Phrases are very important because using RM as a Classifieds system needs different phrases than as an Events system and/or for a Download system etc.
About routes, if I understand, well the solution can be create different route filter for the same route in the ACP... I just tried and it works.... but maybe I misunderstood the issue.
I see different templates as a more advanced request needed for less people that could be left behind for now... some templates basic modifications could be archived already using category's based conditionals, right? The possibility to have a completely different view is great but difficult to archive.
I see this as a possibility to have separated addon that modify templates only for specific categories of the RM, so people could "skin" specific categories using rm's custom fields.

- The possibility have different phrases for different categories (no addon available for this right now... but Resource Managers maybe have some useful code in it, right?)
- plus your already published "custom fields" addons
- plus creating different route filters for the "resources/" route (already possibile in the ACP) and then link them were we prefer
