i do not get how to put permissions so guest can see content but need to login to download stuff

What do you mean by download? There are no permissions in regard to downloading in the literal sense.

@fernando1027 try this addon, it should let you adjust view permissions for BBcode links (assuming you want to block guests from seeing your links):
