XF 2.1 Editing welcome message for guests

I'm using UI.X and can't figure out how or where to edit the welcome message for guests:
"Welcome to our Community
Wanting to join the rest of our members? Feel free to sign up today."

I can't find it in templates and it's not in Options > UI.X as it was posted in other threads. Any pointers for finding this template would be appreciated! Thanks!
